I have never quite understood this.

I knew what kind of businessman Trump was in 1983. I had no illusions about him. He has always been a spoiled rich kid playing with daddy's money, and mostly losing it.

After Daddy died, he relied more and more on Russian gangsters. Wall Street knew better than to trust him.

Now, his obvious plan was to have the Saudis buy the Russians out and carry him.

 

I know a lot of real estate developers, some of whom are worth a lot more money than Trump is (although, that isn't that mean a feat, since it's unlikely that Trump is worth even a fraction of his boasts).

None of them have to screw contractors and subcontractors. None of them wind up in court with their former partners on nearly every deal. And none of them have to rely on shady Russian gangsters to carry their debts either.

 

Leading me to believe you don't know any developers. Not that claiming you know more successful billionaire developers isn't outlandish enough on it's own ... but litigation to address over runs is routine. Maybe Amish farm developers negotiate differently.

 

Given your posts and claims, I don't believe you know many property developers at all Tom.

 

Well, most of the comments you have made on the subject demonstrate that you don't know much about it either, or that you're the sort of developers who spends a lot of time in court. Those guys are the folks honest people avoid

And, yes, I have know and do know two or three billionaire developers (Trump is not one of them).

As for Amish farmers, they mostly negotiate in good faith. Guys who spend lots of time in court trying to cheat their subcontractors out of their own bad or impetuous decision, changes that they ask for but don't want to pay for, or their own insufficient financing never negotiate in good faith.

I have been in the real estate and construction business for forty plus years. I have filed leins less than half a dozen times, and been in court exactly once (as the plaintiff, not the defendant).

Of course, much of the money in commercial real estate is quiet money. It prefers not to be in the newspaper (especially tabloids). It doesn't show off gold watches and trophy wives.

Guys like that come along in every boom, and go bust (ususally taking partners and subconrators with them) in every boom. Trump is one of these guys. He survived Atlantic City because of Daddy and Daddy's money. The history of the Trump Organization (such as can be surmised) is one of a long series of bad deals and disspation. Today the empire Fred Trump built has been sold off to keep the flashy golf courses afloat, and even Trump's own (almost certainly vastly overstated) claims about his worth are a fraction of what he got when he cashed in Daddy's legacy.

 

Per # 48 ... I've been on both sides of sub contractor litigation. It happens everday, everywhere. The odds you know a billion $ developer who hasn't had to litigate? Oh, that would be zero.

 

Then you don't really know these guys, now we know you FOS.
