It's not really about money though, is it? I have property in a very poor town and this stuff is actually relatively rare there. There are rednecks with no teeth and drug problems of course, but they're not necessarily the ones doing this kind of thing. It's more likely to be cashed-up white trash who do that crap. Then you have the contrary - eg there's an area of my nearest big city where the majority are millionaires or greater, and it's notorious for teenage parties which get wildly out of hand, often ending in police action - and sometimes deaths.

What town? I'd like to actually look at the crime stats.
Pretty much every "poor" town i've visited that was diverse had a good bit of crime. often due to drug addiction and use.

Too bad they can't hold the family accountable.
Watch some type of violence/shooting will occur...then the police will do something. That would never be tolerated in my area or the surrounding area and were as blue as it gets. Closer to Seattle tenants have issues like yours and out in the boonies there is drug activity everywhere. Anyway sorry you have to deal with these morons.

Threaten to sue the landlord. You can do that. He will probably evict the offenders in short order. If you think he is trying to damage property values contact the local Real Estate Board. "Blockbusting", even if not racially based, can be criminally illegal.

In all honesty...I'm currently in DEEP DEEP blue territory except for the governor.

Thanks for the kind words. Appreciate it.

A detective came over once and told me it was pointless. they arrest them then the courts free them.
What's astonishing is that it's been a few months now and he's not back.
Usually he's back within a few weeks.

The guy needs serious help and he never gets it. The system fails every time.
Eventually he will kill someone. Possibly me. I've been told by some that he gets hold of a gun sometimes. Imagine that.

    He IS the "landlord".
His name is on the house.
Like I mentioned, his family bought the house for him to get him out of THEIR hair....then put the house in HIS name (wisely)

    They are remote "enablers".
They don't give a flying **** what the neighbors go through since it's not in THEIR neighborhood.

When he goes to jail, they go bail him out.
If he doesn't pay the mortgage, they pay it for him.

He has serious mental issues. Very unstable. Lots of drug abuse.
this is not a rare thing. America has a drug addiction / mental health crisis on it's hands.

Appears as though you are not interested in actually dealing with the problem at all and instead are just using this forum to vent.

I suppose you don't realize the irony of your post do you ???

So you have nothing to offer ?

I thought perhaps someone had a similar experience and had thought of a clever way to deal with people like this.

    Oh, the IRONY!

I provided YOU with a PRACTICAL means by which to deal with YOUR problem in post #2.

However YOU chose to ignore it.

That is entirely on YOU, not me.

    Sad!

If you move out to the country, don't forget to consider nearby shooting range, railroad, airport, dirt bike course. Sorry to hear about your current situation.

As others said, document everything. Call the police; get those reports filed. Then, take everything to small claims. Sue for the maximum amount. Get a judgment, file a lien on the house. Then, do it again, and again. you may not get rid of the neighbors very quickly, but, soon, you'll effectively own the house. Or, the actual owners will push to evict.

The owner is in prison and peniless....as i've mentioned 5 times now.
Taking possession of the home is not easy. I'd rather just move anyway.
    Otherwise....solid advice...
    thanks

Im in the early stages of moving anyway

    Exactly.

I was just wondering if someone had experienced this, or was a lawyer and knew something outside of the box.

Pretty much everything mentioned has been tried.

That said, ALL responses are appreciated.......even if I return the occasional snarkiness. :salute:

~ All said and done neighbor disputes are one of the most stressful events - along with divorce, home remodel and illness. If you rent just move. If you own watch the neighborhood as it sounds like it's taking a dive in quality. May be time to sell.
    Good luck ! :fingerscrossed:

guess the war on drugs is not working, just making criminals of those that do not abuse

same with alcohol, I had neighbors that would barbecue a few times a week, and they were loud, just shut the windows, turn on the tv and ignore it, really all you can do

I also had a husband and wife live next to me, he would go out a couple times a week and come home late or the next day and the wife would go outside and scream at him at the top of her lungs - it happens, we have all dealt with these kinda neighbors

they appear to be on housing vouchers from covid, try calling the local welfare office and reporting their illegal activities as a nuisance to the peace and tranquility of this community.

the landlord will then be notified by social workers and begin the process of eviction.

this is not pragmatic because the house appears to be depending on the government for assistance.

time is money and there would be no return on investment this way.

Not in America, so you wouldn't know it.

And I'm not talking about 'diverse' places. Both locations mentioned are majority white .. especially the wealthy one.

Buy the house, throw the bums out, and rent it to decent folks. I had to do that with the house bordering my farm.
