    That was the experience in Meiji Japan, with a 2.5% LVT: even though nearly half of land rent was being recovered, land prices still soared.
    Very likely.
    More than the economic growth rate plus the current property tax rate, minus the discount rate. Obviously.
    I've thought about this a bit, and concluded that the long-term rate might have to be a double-digit percentage, minimum, just to ensure land values actually fall. Needless to say, no location subsidy repayment in history has been levied at such a high ad valorem rate.

    Sorry but no. thats typical poor person whining. Most people that are rich had to work hard to get where they are and still have to work hard to keep it. Even doing something as simple as managing a portfolio is complicated, risky, time consuming, and very stressful during these times. Most of the people who are poor have little opportunity to better their position and have little incentive to try because of socialist programs handing them money.

    No they havent. And bull crap. I could bet you couldnt do the basics of managing a portfolio. I doubt you know anything about analyzing financial statements much less how to make calculations and forecasts based off of them. The richest people in this country are the people running the businesses. They work a (*)(*)(*)(*) ton because most of them dont even receive base pay anymore. their incomes are tied to the value of the company's stock which means if the stock value doesnt increase then they lose money. I know people that are only home maybe 4 nights a week. I have worked with plant managers that work from open to close while the regular workers work their 8 hours and still (*)(*)(*)(*)(*).

    Not all of the people on top are greedy. Maybe some but not most. Most of the people on top have worked many years to be where they are at.

    Name some examples of how the rich have robbed the poor for their own gain?

    I know the rich don't do that, because they can easily have someone do it for them. I actually know, personally, a number of rich people, and none of them spend any significant time analyzing financial statements to make calculations or forecasts, nor do they base their investing decisions on such factors.
    Garbage. Gates doesn't run a business, neither does Buffett, and most of the rest of the top 10 are Walton heirs.
    More accurately, their exorbitant base pay is insignificant compared to their stock options and bonuses.
    No, it means they don't have to do anything but warm their chairs while the Fed kites the stock market for them.

    You are talking about a few minority. Gates who invented and commercialized an industry. And if you dont think Buffet worked his ass off when he was younger then you know nothing about Buffet. Those 2 have earned everything they have. Your just jealous because you not as important as they are. The majority of the rich are the CEO's and CFO's of America. And those people work very hard and under lots of stress trying to balance the whiny needs of people like you versus the needs of the shareholders that gave them the position.

    See not only do I actually know rich people, I get to work with them and see the things they have to do and they are analyzing financial statements all the time. They have to make decisions that can change hundreds if not thousands of lives almost every day.

    And Banksters' debt money issuance? That is robbing the poor? No its not. Thats the poors fault for borrowing money they cant afford in the first place. Go ahead have the evil banks shut down. Watch the nation collapse faster than the Twin Towers.

    I know some rich people myself too. One is one of the heirs of a well known man in the music industry, and essentially just lives of copyright royalties the estate manages, another one is a millionaire landowner who's had other people manage his improvements for over a decade and essentially just stuffs all the land rent in his pocket (I'm pretty sure those people who manage and take care of the buildings could make a living just fine even if he was no longer in the picture to absorb the subsidy the public is forced to give him), I even know a husband and wife IP troll team, they're acquaintances of my family and I had to hold myself back not to spit venom at them when they were essentially bragging of making money just by settling out of court with people who infringe on their IP (Which they of course have no intention of utilizing themselves). That's how the rich roll. Most of them are parasites.

    They labor, yet somehow do nothing. They "get everything" yet somehow remain poor, while the rich do nothing yet get rapidly richer.

    That about it?
    When you own privileges, you get things for owning privileges. When you work, the things you get are taken from you and given to rich, greedy, privileged parasites in return for nothing.

    You have given no evidence of knowing any rich people at all. The examples you gave -- a plant manager, etc. -- were self-evidently not rich at all, but merely succesful working people.

    By contrast, I know, personally, half a dozen people whose net worth is in eight or more digits. Not one of them -- NOT ONE -- earned their wealth through commensurate contributions to wealth production.
    And they decide to change those lives for the worse, so that their own lives will be a little more affluent.
    Yes, it is, because the poor have no choice but to use debt as money, and are partially on the hook for the interest on it even when they are not the ones who borrowed the money.
    The poor don't typically get to borrow. They are just forced to pay interest on money others borrow.
    It is true that under our debt money system, the banks effectively hold the economy to ransom. But we could change to a better system, and the economy would soar.

    Bill Gates was one of a group (all of whom bank money) that wrote the first software packages. How you consider someone charging people money for buying his software a toll booth. I do not know.

    Buffet was at first an investments salesman. Then he made most of his money working in partnerships in investing fields. Of course he is productive. Sales are production. And investing is giving money to others so that they can produce and then pay you back returns. He worked hard and was very productive and gives away huge amounts of money every year on top of that.

    Again this is bull crap. Earning is not related to production. It is related to revenue. Whether you design a product, make it, human resources, marketing, accounting, finance, or someone along the supply chain you put in work to earn the revenue.

    The poor have choices. Nobody forces them to borrow money. They borrow money because they cant earn any themselves. I remember working at a credit union and i paid alot of attention at the way different kinds of people handled their money.

    I doubt you know any people. I doubt you know anything about the Finance industry. I doubt you know anything about business. I happily spend my life in this field because of all the good it does. Yeah there might be criminal people like the executives at Goldman Sachs who get away with screwing over people every day but the majority of them are hard working people that contribute more to society than people like you ever will. People like Bill Gates and Warren Buffet donate millions on top of millions of their money (that they dont have to)every year to all kinds of causes and charities. You wont equal a tiny fraction of their contributions with your entire life. Your not worth the dirt on their shoes. Just a jealous person that wants free things given to you.

    I don't remember that at all. Clinton signed NAFTA at the very start of his first term, and he praised it at the time. In fact, I can't remember him every saying anything against. it.

    And by the way, NAFTA has been great for us. We haven't lost all our factories. That's mythology. This year has been a record year in US manufacturing.

    If you can't recall Newt and the right embracing NAFTA and advocating for it, then I guess your memory is faulty. Heck, even Rush embraced NAFTA at the time.

    NAFTA has been a big money maker, for the big boys. Outsourcing usually does.

    NAFTA was great and lead to a period of fast growth. Obama won't be in office forever. Housing subsidy crashes have nothing to do with nafta. It has to do with lefterism.

    The right are still behind outsourcing, but must not be the only ones to blame. Our desire for the latest and the cheapest leaves little room to contemplate how many more Americans will soon enjoy unemployment because of what we are buying. Just look at how many Kias and Huyndais are in front of the unemployment office.

    The Kias and Hyundais are a result of America being unable to produce a decent car, decently priced. I can't blame the poor slob who can't afford the huge sticker prices of American cars, or just want a decent warranty. GM, for example, makes junk, sells it at outrageous prices, and their warranty is only on paper. It doesn't exist in reality. Gotta look elsewhere when slave labor wages will go only so far.

    The financial crisis mostly had to do with the passage of the Gramm-Leach-Bliley Act.

    There were plenty of problems with our financial sector before that though. When Wall Street took over the government in the 80s, it didn't really matter who was elected after that.

    GM making junk cars is just as much of a myth as Obama being from Kenya. Just think, if we had more well paying jobs like those coming out of GM, perhaps people could afford bying other than sardine cans on wheels and stuff mde in China that falls apart as soon as you bring it home.
