I have done thousands of contracts. Merely orally trying to modify an existing contract is not unilaterally imposed.

If it was in the lease that firearms were not permitted on the premises, then she has no leg to stand on. But without a copy of the lease it's going to be difficult to know for sure.

You know my loaded guns have been laying around for years without magically shooting someone by themselves. If there are kids around, sure.... Put them away and keep the kids safe, but with nothing but adults in my house for the last 37 years, I have been plenty safe with ALL of my guns loaded, ready, and within easy reach.
I've said it before, and I'll say it again.... A gun is a tool and as long as you know how to use it, it will never do you harm.

Why is it everyone thinks that guns just magically start shooting people? Guns are used MANY times per year to protect innocent people, in fact MUCH more than in homicides and incidental uses, so why not have the best tool for the job?
