    Dude... when a tornado hits a random American town, or make it a forest fire,... all that is left is the concrete slab. Not saying that a house should be totally fireproof. Just saying that poring a concrete floor, to than build a frame on it, fling in some insulation in between and hold it together with sheetrock, plywood whatever... it's a cheep. You need a stud detector to see if you can put up a picture. Come on. The new houses in Germany are probably all pre cast concrete.

    Sounds they just picked a superior way of building houses to me.

    From what I can find it is a superior way to build a house in some respects but the reason homes in Germany are made this way is more about culture and economics than quality. Home ownership in Germany is very low compared to the US and most people rent with long term leases and stay in the same house their entire life. The upper class has the money to afford very expensive land and has houses built that will last for generations so they can pass the asset down to their heirs. The working class are mostly life long renters and they are fine with that which is very European.
    Contrast that with the American dream of owning your own home and cost becomes a factor. Stick homes are relatively cheap to build and land to put them on is affordable so working class Americans go this route. It's s uniquely American way of life and value system that Europe wouldn't understand.

    From what I've read, most Germans live in apartments because a single family home is too expensive. 65% of Americans own there own homes where 42% in Germany. So what I'm reading is that new housing construction is primarily for renting and actual home ownership out of reach for many German families.

    I suppose apartment living will hold energy costs down but not by choice when options are limited.

    I guess you mean the Germans use concrete blocks since poured concrete cracks in freezing weather. Wood is a much better insulator, so they must use wood as well - unless they use other insulation. As for our houses, they're junk and are meant to last only 50 years.

    It has to do that their mortgages aren't tax deductible like in the US. While the rent they pay is legally capped and because it's capped means that the price of a house doesn't go up that much.... making it not the best of investments. Add to the fact that their banks don't like to take any risks making it hard to get a mortgage. It really has very little to do with if they can afford it or not. Germans aint poor.

    The newer homes in the US are junk, but wood is traditional in cold climates such as Norway, Sweden, Russia, and in mountainous areas since it's the best insulation there is - and it's readily available. In Moscow in the past, there could be 3 houses burning at the same time, so the homes were like our prefab ones and could be put up immediately.

    The only furniture that would have survived I guess would have been their large oven, and from what I read they used very little decoration. This is probably why they were willing to burn Moscow before Napoleon arrived. I'm just speculating here.

    Wood is not practical in the Southwest and Florida and I did notice that the homes dating from the colonial era in the East coast are usually made of stone and then covered with wood for insulation.

    As for fires, in Greece the homes are made of cement, and yet over 100 people died in a fire recently since their homes were close to the forest - which was really against the law since fires are rampant in August when the trade winds blow.

    Well we agree on the culture aspect and the fact that the American dream is not necessarily the German dream. Americans would rather live in a cheap moblie home on a couple of acres they can call their own than rent a much nicer house from someone else. That is uniquely American.

    From what I recall, the Germans cut down on nuclear energy after the Tsunami in Japan, and being community minded they probably decided to use less electricity.
